The site sits two blocks from the Parque de los Hippies and one block from the Calle 63 TransMilenio station, placing future residents within a 12-minute ride of the financial district on Calle 26. The developer, a local firm working with the Secretaría de Planeación Distrital, secured approval under the city’s 2024-2028 land-use plan that raised height limits in parts of Chapinero and Teusaquillo. Neighbouring projects already under construction include a 22-storey residential block on Calle 57 and a mixed-use tower on Avenida Caracas near the Universidad Nacional station.
Prices and absorption timeline
Units are listed from COP 680 million for the smallest one-bedroom apartments, with the top-floor three-bedroom units priced at COP 1.15 billion. The developer projects that 60 percent of the inventory will be sold by December 2027, a pace that matches the 14-month average absorption rate recorded for similar mid-rise towers completed in the same neighbourhood between 2023 and 2025. Buyers who sign before October receive a COP 12 million credit toward finishes and parking, an incentive the sales team says has already drawn 48 reservations.
Prospective buyers should review the final floor plans at the on-site sales centre before the end of August, when the first price adjustment of 4 percent is scheduled. Those seeking financing can compare rates at the four banks currently offering pre-construction mortgages for the project, all of which require a 30 percent down payment and proof of stable income above COP 8 million monthly.
