Units along Carrera 7 in Chapinero averaged 8.2 million Colombian pesos per square metre in the second quarter, up from 6.9 million pesos in the same period of 2021. In Usaquén, listings near Parque 93 reached 9.1 million pesos per square metre, a level last touched during the earlier cycle when international demand first accelerated.
The Lonja de Propiedad Raíz de Bogotá recorded 4,872 transactions in the first six months of 2026, compared with 4,650 in the first half of 2021. New projects by Constructora Bolívar in the Teusaquillo district list two-bedroom units from 520 million pesos, a figure that echoes the entry-level pricing seen at the start of the previous upswing.
Market indicators and outlook
Inventory levels stand at 11,400 units citywide, down from 14,200 in mid-2021, according to the latest Cámara Colombiana de la Construcción report released on 8 July. Average days on market have shortened to 47, nearly identical to the 49-day average recorded in the second quarter of 2021.
Buyers should review listings on Carrera 15 in the Rosales area and compare financing offers from Banco Davivienda before signing contracts, as rates may rise again if the central bank adjusts policy in the third quarter.
